Holiday Lettings
Our service includes dealing with holiday lettings combined with the property management changeovers. These two services guarantee that your investment receives the best possible care and attention so your home is secure and in safe
hands. All this for just one simple management fee (No added fees for callouts etc).
Alternatively, if you prefer to maintain the management duties, we are more than happy to act as a Booking Agent to help you boost your occupancy rate.

Security & Cleanliness
We are trustworthy, dedicated and our commitment is to ensure the security and cleanliness of your holiday home for the incoming guests. The fees charged by us are easily recouped by regular letting and it is our intention to make sure that each holiday home runs as smoothly as possible. This often results in guests wishing to re-book the following year, and also
recommending your property to others.
Our Charges
The full package includes the rental booking contract, the advertising of your property on our website and the holiday rental management service for which we charge a fee varying from 30% to 50% of the advertised rental charge.
The booking procedure, and what this involves
Website promotion 24 hours a day, 7 days a week.
Responding to all enquiries, updating availability calendars and keeping spread sheet records of all our rentals.
We will maintain telephone or email contact with our guests from the first enquiry until they arrive.
Where applicable, we will be available to deal with any discrepancies onsite.
Referring surplus bookings from our other listings to your property.
Confirmation of bookings, forwarding the relevant documents and the Terms and Conditions of the contract.
One week prior to the holiday we will send the guest check in details.
On departure day, we carry out a property check and if we find this to be satisfactory, we return the damage deposit within 2 weeks of the guests departure.
The holiday lettings changeover service
A clean property is your key to success in the letting market, we will organise the cleaning and laundry between changeovers.
We will check your property prior to the client’s arrival to clarify that everything is in order for the incoming guests.
In case a problem or an emergency occurs, we will issue the guests with our contact number, we are contactable at all times 24/7.
There is no extra charge for out of hours call out.
After the guests departure, a property inspection will be carried out, if there are any discrepancies they will be dealt with immediately.
Security and maintenance checks-We are happy to check your property regularly both for security, storm or flood damage and for general maintenance and repair work. We have a number of reliable and loyal tradesmen in the area who can deal with all maintenance work, large or small, including annual routine services on boilers etc. This includes the arrangement of all statutory requirements for the property including Landlords Gas Certificates, Fire & Electrical Safety, PAT testing, Risk Assessments.
Gardening - we will keep the outside areas of your property in good order and are happy to organise this for you throughout the year.
Waste removal - We are happy to arrange for waste, garden or otherwise, to be removed from your property.
Inventory - Some of our owners like to have a comprehensive inventory of all items in the house before letting.
Bespoke services - We are proud to be a business that supports local suppliers. We are happy to organise bespoke services for our guests using local services. These might include catering services for a special dinner party, hampers, champagne and flowers, surprise outings, health and fitness stays, chauffeur services, fishing/golfing trips, special deliveries etc.
We will provide a local information pack.
This will contain details about how any equipment works, where to dispose of rubbish, informing the guests of any house rules and a selection of our personal suggestions in the immediate area of “where“:
