The cottage lies in the most peaceful and tranquil setting on the outskirts of Trochry and can be easily accessed via the A9 and A822.
The cottage shares a private, half mile, single track road with two other properties.
Good local amenities are on hand in the thriving historic town of Dunkeld, offering: restaurants, coffee shops, cafes traditional pubs, takeaways, hotels, post office, bank, supermarket, delicatessen and a range of independent shops.
Perthshire is perfect for an outdoor holiday and has so much to offer with its glorious countryside, grand castles, ancient history, fishing, many golf courses, skiing, country walks, outdoor pursuits, excellent shopping, art and a huge array of restaurants and cafes for dining out.

There is large family bathroom with toilet, wash hand basin a large roll top bath and separate mains shower.
The comfortable living room offers: a small TV, large three seater settee, two armchairs, antique dresser and a large open fireplace.
There is also a further sitting room/inner hall with comfortable seating for two people with a wood burning stove, small table with reading lamp and an antique bureau.
There is a washing machine in the entrance/vestibule area, this area is also ideal for leaving wet coats and muddy boots.
Just off the vestibule is a small bathroom with wash hand basin and toilet.
The large open plan kitchen is well equipped with a built in fridge, stand alone fridge freezer, dishwasher, fan assisted oven, electric hob, oil fired Rayburn, microwave, kettle, toaster and an excellent range of crockery and cutlery.
Situated just off the kitchen is a lovely bright wooden clad sun room with comfortable seating and french doors leading to an outdoor patio.
The large patio area with barbeque and patio furniture is ideal for outdoor dining and here you can sit and make the most of the amazing views from the lawned garden.
